Terms of Service & Disclaimer

1. What this platform is

This platform is a directory and marketplace that connects independent, third-party real estate firms with property seekers. We verify that a listed firm is a real, registered business with a real office (see "How We Verify Firms" for the exact steps) — but the platform is not a real estate agency itself, is not a party to any transaction between a buyer and a firm, and does not own, manage, or hold title to any property listed on it.

2. Third-party content disclaimer

All firm profiles, property listings, photos, descriptions, prices, and other content on the platform ("Listings") are created and submitted by independent third-party firms, not by the platform. The platform does not independently inspect, appraise, or confirm title to any property, and does not guarantee that any Listing is accurate, current, or free of misrepresentation.

By using this platform, you agree that: (a) the platform is not liable for any loss, damage, dispute, or claim arising from a Listing or from any transaction between a buyer and a firm; (b) you will independently verify any property (see Section 4) before making any payment; and (c) you release, indemnify, and hold harmless the platform, its operator, and its staff from any claim, demand, or liability arising out of or related to third-party Listings, firm conduct, or a transaction conducted through the platform. This disclaimer applies to firms and buyers equally.

3. What the "Verified Firm" badge means — and doesn't mean

A Verified Firm badge confirms that the firm's business registration and office address were checked at the time of verification (see "How We Verify Firms" for the full process). It is not a guarantee of any individual listing's accuracy, of clear property title, or of the firm's future conduct. Firms can be reported and re-investigated at any time — see Section 5.

4. Your responsibility before paying

We strongly recommend every buyer follow the steps on our "How We Verify Firms" page, including engaging an independent lawyer and confirming title at the relevant land registry, before making any payment. The platform never accepts payment on behalf of a firm, and no staff member will ever ask you to send property payment directly to them.

5. Reporting a problem & dispute resolution

If a firm's conduct or a listing concerns you, file a report from the listing or firm page. Every report is reviewed, the firm is contacted for their side, and a firm's Verified status may be suspended while a report is investigated, or removed permanently if the report is substantiated. Filing a report does not guarantee any particular outcome or recovery of funds — the platform is not able to reverse a payment made directly to a firm.

6. Firm obligations

Firms agree to list only property they are authorized to sell or let, to keep listing information accurate and current, to respond to buyer inquiries and to the platform's requests for information in good faith, and not to request payment through channels designed to bypass ordinary business records. Violating these terms may result in suspension or permanent removal from the platform.

7. Changes to these terms

These terms may be updated from time to time. Continued use of the platform after a change constitutes acceptance of the updated terms.
